L18 is one of the pricier residential postcodes in the city, and the deposit maths follows the rent. Liverpool’s average house price was £182,000 in March 2026, up 2.9% on the year, with private rents averaging around £897 a month, per the ONS local housing dashboard. Those are citywide numbers. Allerton sits above them, and the gap is the whole story of why deposits here get chipped at harder.
On Allerton Road itself a two-bed flat in a converted villa advertises around £1,100 to £1,400 a month. Three-bed semis off Queens Drive, Greenhill Road or Menlove Gardens South sit in the £1,500 to £1,900 band. The larger period houses near the Calderstones conservation edge clear £2,400 and up. Run the five-week cap from the Tenant Fees Act 2019 against a £1,600 home and the deposit is £1,846. That is the figure on the line.
It does not vanish in one go. It goes £90 for hard-water scale on the bathroom glass, £140 for a grease-clogged extractor hood, £220 for carpet shampoo, £60 for window tracks, each one lifted straight from the inventory report and itemised on a repair schedule the agent sends through about a fortnight after you leave. A tenant who scrubs a four-bedroom family home alone on the last Sunday almost never matches the check-in photos, and the clerk is always comparing against those photos rather than judging the room by eye.

So when the current designation came in, Allerton was left out of it.
The scheme that did get approved runs from 1 April 2022 to 31 March 2027 and covers 16 of the city’s 30 wards: Anfield, Central, County, Everton, Fazakerley, Greenbank, Kensington and Fairfield, Kirkdale, Old Swan, Picton, Princes Park, Riverside, St Michael’s, Tuebrook and Stoneycroft, Warbreck and Wavertree. Roughly 45,000 properties sit inside it, about 80% of the city’s private rented stock. Allerton and Hunts Cross is not on that list. Neither is Woolton. Wavertree, just to the north, is. You can confirm any single address against the council’s selective landlord licensing scheme lookup.
So a standard single-family let in L18 needs no selective licence. What does still bite, right across the city, is mandatory HMO licensing under the Housing Act 2004: any home let to five or more people from two or more households must carry one. The council’s HMO licence guidance spells out the five-plus-two-household test. There are plenty of big Victorian and Edwardian houses along Allerton Road, Rose Lane and Booker Avenue let exactly that way, to student and young-professional shares drawing on Liverpool Hope up at Childwall, LIPA and the University of Liverpool.
The licensing line matters for the clean. An HMO gets a per-room checkout, the kitchen and the shared bathroom take double the traffic across a year, and scale and grease build up far faster than in a single-family home. Allerton is not one kind of house. It is five, sitting more or less side by side, and each one cleans differently.
The first is the Calderstones fringe: large late-Victorian and Edwardian rendered villas, many split into two or three flats, clustered around the park, Menlove Avenue and Dudlow Lane. Deep cornices, picture rails, original sash windows, marble fireplaces, six-panel doors, high skirting. They clean slowly because every moulding holds dust and every reveal has a ledge.
The second is the one we are in most. The interwar semi: 1930s three-bed semi-detached houses lining Queens Drive, Rose Lane, Mather Avenue, Yewtree Road and Booker Avenue, with bay windows, tiled fireplaces, a parquet or herringbone hall floor and pebbledash out front. This is the dominant Allerton stock, and the 1930s semi is where most of our L18 bookings come from.
The third is the post-war estate around Forthlin Road, Ardwick Road and Western Avenue: modest 1940s and 50s terraces and semis, smaller footprints, a lot of them now privately owned and let. 20 Forthlin Road, Paul McCartney’s Grade II listed childhood home, is the famous one. These are tight, well-kept houses where the checkout standard is firm but the floor area is forgiving.
The fourth is the heritage edge towards Woolton. Mendips at 251 Menlove Avenue, John Lennon’s childhood home, sits on that boundary. The older properties here want a gentler hand: lime-plaster walls, original timber, tiled hearths that will not survive an abrasive cream.

The fifth is new-build and recent conversion: Station Mews on the old Allerton Road fire and ambulance site, Verdala Park, Eton Court, Rockland Villas. Chrome taps, induction hobs, engineered wood, recessed spotlights. Quick to clean, and merciless about streaks and water spots under those downlights.
Knowing which of the five you are in changes the kit we bring. The villa flats need soft brushes and pH-neutral solution for the plaster and the cast iron. What the clerk photographs first
